PATTONVILLE FIRE PROTECTION DISTRICT (“DISTRICT”) REIMBURSEMENT RATE – SENATE BILL 870 NOTIFICATION

Pursuant to Senate Bill 870 enacted into law by the 99th General Assembly of the Missouri Legislature and signed by the Governor, the District shall set an annual reimbursement rate for financing pursuant to Chapter 99 RSMo, Chapter 100 RSMo and Chapter 353 RSMo.  The reimbursement rate for the District beginning upon the approval of the District’s tax rate shall be 100%.  Beginning August 28, 2018 and thereafter, the District shall be entitled to reimbursement from the special allocation funds as defined in Chapter 99 RSMo in the amount of 100% of the District’s tax.  This applies to all tax increment financing (TIF) projects approved after August 28, 2004.  Moreover, the District shall be reimbursed an amount of 100% of the ad valorem real, personal and other tangible property tax revenues that the District would have received in the absence of a tax abatement under Chapter 100 RSMo and Chapter 353 RSMo.  These reimbursements are applicable to all tax increment financing, tax abatements and special allocation funds financing or amendments filed after August 28, 2018.

Construction Document Requirements

As of January 1, 2024, the Pattonville Fire Protection District requires one (1) large format paper copy and one (1) electronic copy (PDF) of submittal documents along with a completed construction application form. The tangible documents shall be submitted to Pattonville Fire Protection District Headquarters, 13900 St. Charles Rock Road, Bridgeton, MO 63044. About us

The Pattonville Fire Protection District covers nearly 30 square miles of northwest St. Louis County and includes the communities of:

  • Bridgeton

  • Maryland Heights

  • St. Ann

  • Village of Champ

  • Unincorporated St. Louis County

We enforce ordinances based upon the International Building and Fire Codes.  The Pattonville Fire Protection District currently enforces the requirements of the 2021 International Building Code, the 2021 Existing Building Code, and the 2021 International Fire Code.

Occupancy Permit Fees

If you are ready to move in, you must first apply for re-occupancy, pay your $50 fee and pass a fire safety inspection. If you are doing construction prior to occupancy, the Occupancy Permit fee is included in your building permit.
Inspection Procedures
1.    Apply for Occupancy Permit with the city or county and the fire district.
2.   Prior to calling for a fire inspection, use the checklist provided in this handout to prepare for a successful inspection.

Key Box Requirement

The Pattonville Fire District participates in the Knox Box rapid entry system. Businesses with fire sprinklers or fire alarm systems are required by ordinance to install a Knox Box. For more information go to www.knoxbox.com.

In addition to our emergency services, we provide fire extinguisher, first aid, CPR, AED and fire safety training. Inspection preparations

This is a general checklist of items the fire inspector will review. Use it to prepare for the inspection.

  • Building address is clearly visible from the street.  

  • Exit paths are clear and unobstructed.

  • Fire extinguishers mounted in path of travel, near an exit and must be tagged by a qualified service company within the past year.  (New fire extinguishers are allowed for initial inspection.)

  • Exit signs are working and visible.

  • Emergency lighting sufficiently covers the path of egress.

  • Clear access to electrical panels with 36" clearance around panels.  

  • All electrical outlets, switches, boxes are in good condition.

    • No extension cords may be used as permanent wiring.

  • Combustible storage is neat and orderly.

  • Fire protection and alarm system inspection and test dates are current. This includes tests of fire hydrants on your property.

Other inspections may be required to ensure that the building is safe for occupancy.
